Satsop Development Park |

Location: |
Satsop is located four miles southwest of Elma on Highway 12, 30 minutes from Interstate 5 to the east and 15 miles from Aberdeen to the west. |
Site: |
The 1600 acre site was originally designed in the 1970s for a nuclear power plant, but construction was never completed and the unfueled power plant was abandoned in the mid-1980s when the Washington Public Power Supply System defaulted on $2.25 billion in revenue bonds. The site lay dormant until the mid-1990s, when local community and business leaders realized that the buildings, infrastructure and real estate of the plant could be used as a business park to attract investments and jobs into a region hard-hit by timber and fishing cutbacks. 400 acres were split off the original site for this mixed-use business park, which still contains the massive cooling towers and many outbuildings from the original nuclear plant. Building sites are readily available. |
Ownership: |
In August 1999, transfer of title to the Grays Harbor Public Development Authority took place. Long and short-term leases are available. |
Current Tenants: |
There are currently 24 businesses located within the Park. These include TechTel, which operates the Park's 24 x 7 Network Operations Center and Colocation Facility; The Warm Company, which manufactures cotton batting for the quilting industry; Simpson Door Company, a manufacturer of custom doors; and others. |
Buildings: |
Over 547,000 sq. ft. of buildings with office, warehousing and manufacturing space are available on a first come-first serve basis. |
Shipping & Receiving: |
Virtually all existing buildings have shipping and receiving facilities and loading docks. The entire site is easily accessible to easy truck access. |
Access: |
The 4 mile access to the site from 4-lane U.S. Hwy 12 is via 2-lane paved roads that are fully equipped with guardrails, shoulders, necessary signs and safety features. |
Rail: |
A Puget Sound & Pacific railroad line is located across the Chehalis River, four miles north of the site. |
Air cargo: |
The site is 2 miles south of the Elma Airport, a small general aviation airport with a 2700' paved runway and 18 miles east of Bowerman Field Airport that has a 5000' jet accessible runway and full ILS navigation. There are multiple locations for heliport landings on site. The site is 70 miles from Seattle-Tacoma International Airport. |
Utilities: |
The Satsop Development Park benefits in many ways from groundwork for the original purpose of the site, including redundant power supplies, an operational wastewater treatment plant and water rights to 14 million gallons per day. Also, the PDA invested $3 million to bring unlimited bandwidth and telecommunications technology to the park.
