Location: |
East County Industrial Park is located at the intersection of Schouweiler Road and U.S. Highway 12 one mile west of Elma. It is 20 minutes west of I-5 at Olympia. |
Site: |
East County Industrial Park consists of 250 level, well-drained acres. It has been prepared for development with water lines and access roads. Most of the land is zoned for Commercial and industrial use. Individual sites of various sizes are available.

Ownership: |
The 250 acres are in 20 parcels in 3 ownerships. One owner controls 220 acres of nearly contiguous land on the eastern portion of the site. Owners are open to negotiation and are interested in either long-term lease or purchase of land. There are no existing structures on the site, but owners will build-to-suit for qualified tenants. |
Access: |
Park access is by county road directly from U.S. Hwy 12. The entire site is easily accessible for trucking needs. |
Rail: |
A Burlington Northern-Santa Fe railroad line is approximately 1 mile north of the Park with the possibility of State funds being made available to mitigate the cost of bringing track to the site. |
Air cargo: |
The site is 1 mile from the Elma Airport, a small general aviation airport with a 2700' paved runway and 30 miles from Bowerman Field Airport which has a 5000' runway, full ILS navigation and service by United Parcel Service. The site is 65 miles from Seattle-Tacoma International Airport, which has a full range of air freight and passenger services. |
Utilities: |
Approximately 4 megawatts of power are available on site from the Grays Harbor PUD, although this load can be significantly increased with transmission upgrades if necessary. The City of Elma provides potable water from a 10" water line on site. Sewage is provided by a treatment plant adjacent to the site. Natural gas from Cascade Natural Gas Company from an 8" line is available near the site. Fiber optic and T-1 lines are available near the site.
